Cadet Property & Association Management is a growing South Florida community association management company seeking a reliable, organized, and hands-on Portfolio Property Manager to join our team.
This is a full-time position managing a portfolio of three community associations, while also performing administrative and operational duties. Because we are a growing boutique management company, this position is ideal for someone who is comfortable wearing multiple hats and taking ownership of their responsibilities.
The Property Manager will currently be responsible for 3 Small Association.
Position Responsibilities
The Property Manager will be responsible for the day-to-day management and administration of the assigned communities, including:
- Serve as the primary management contact for assigned associations.
- Communicate professionally with board members, owners, tenants, vendors, and residents.
- Coordinate and oversee vendors and maintenance projects.
- Conduct property inspections and identify maintenance or operational issues.
- Follow up on work orders, repairs, violations, and outstanding community matters.
- Prepare for and attend board meetings and assist with meeting agendas and packages.
- Prepare and distribute community notices and communications.
- Assist with violation enforcement and compliance tracking.
- Maintain accurate association records and documentation.
- Coordinate architectural modification requests and other owner applications.
- Assist with budgets, invoices, accounts payable/receivable coordination, and financial documentation.
- Review vendor proposals, invoices, contracts, and service issues.
- Maintain calendars and follow up on important deadlines.
- Assist with association elections, annual meetings, notices, and other administrative requirements.
- Respond to owner and board inquiries in a timely and professional manner.
- Perform general administrative duties necessary to properly operate the assigned portfolio.
- Maintain organized electronic and physical association records.
- Escalate legal, financial, emergency, or major operational matters to management when appropriate.
Administrative Responsibilities
Because Cadet Property & Association Management is a growing company managing smaller community portfolios, administrative work is an integral part of this position.
The successful candidate must be comfortable handling both property management and administrative responsibilities rather than expecting administrative duties to be handled by a separate assistant.

- Data entry and record maintenance
- Preparing correspondence and notices
- Filing and document organization
- Application processing
- Meeting preparation
- Owner follow-up
- Vendor follow-up
- Invoice and documentation tracking
- Updating management systems
- Maintaining task lists and deadlines
- Other administrative duties related to the assigned portfolio

Experience
- Community association or property management experience
- HOA or condominium management experience
- Experience working directly with boards
- Vendor management experience
- Knowledge of Florida condominium and HOA operations
- CAM license or willingness/ability to obtain applicable Florida licensing
Important Expectations
This is not a position where responsibilities can simply be passed to an administrative assistant.
The Property Manager will be expected to manage the portfolio while also completing the administrative work necessary to keep each association organized and operating properly.
We are looking for someone who can prioritize, follow through, communicate, document their work, and meet deadlines without constant supervision.
Compensation: $25.00 - $27.00 per hour
